+ What is “home watch”?

The National Home Watch Association (NHWA) defines “home watch” as a visual inspection of a home or property looking for obvious issues. So, your home is being inspected by professionals looking for potential problems. Most companies will design a checklist based on your individual needs and concerns. If a situation does arise, you will be notified so the problem can be dealt with in an efficient and cost-effective manner.

+ What services are included in a home watch membership?

Roost provides three different home watch memberships: Home Wellness, Home Wellness Plus and Custom. On-demand services, also referred to as concierge services, are additional buy-up options. Roost also offers Commercial Property services which are tailored more toward individuals with rental properties, Realtors needing additional support or business owners.

+ What does home watch not include?

Roost Home Watch does not provide security services, home inspection, or property management practices involving third-party financial transactions or tenant screening/contracting. We can recommend excellent local and licensed companies if you're requiring these specialized services.

+ How does the pricing work?

We offer competitive pricing when compared to our competition. Our pricing is based on a bi-weekly or weekly visit plus the size of the property. To get 24/7 environmental monitoring for complete peace of mind, we charge a flat rate to any home wellness check package, regardless of property size. + Why do I need home watch?

Maybe you live out of state and own a second home or vacation home in our beautiful Blue Ridge Mountains. Maybe you live local but own property elsewhere. Perhaps you’re a world traveler and are set out on an adventure for a few months. You may have relatives needing additional support with their property they or you cannot attend to. Whatever the case, when a home is left unattended, unoccupied or vacant, it’s left at great risk to vandalism, water leaks, HVAC failures, pest infestation, unattended storm damage and more. Home watch services cannot guarantee problems won’t arise, but we’re here to help lower the risk. Roost Home Watch is here, local and ready to assist you while you are away.

+ No commitment? Really?

Our intent is to make our relationship one that is care free, easy and transparent. We don't believe in putting anyone in a box. Maybe you need us one time, a couple of months or more. That's completely up to you and what's best for your situation. We do, however, have a service agreement which simply outlines the service(s) requested, when it will start, how payment is made, and how to pause or terminate status at any time. There's some other legal stuff, too, but our service agreement is intended soley for clear expectations and transparency so you know what you're getting up front.

+ Are you a property management company?

Roost Home Watch is NOT a traditional property management company. We cannot collect rent, search for or screen tenants or advertise your rental - these require a licensed property manager. If you require this service, we are happy to provide a referral for you.

We are a home watch company and can tailor our services for rental property owners and property managers such as rental turnover service, emergency contact, repair & maintenance coordination, keyholder and more. If this is of interest, we customize these solutions in coordination with the property owner and ensure tranparency & peace of mind throughout the relationship.

+ Tell me more about the home monitoring equipment.

Roost Home Watch leverages cellular-based sensors which collect a range of information on your home’s environment and instantly notifies us (and you) when something goes awry allowing for immediate action. These home monitoring sensors do not require wifi, have battery back-up which allows for continued monitoring during power outages as well as ability to trend data online. We monitor these four environmental conditions as part of the Home Wellness Plus membership:

+ Tell me more about the home watch report.

Roost uses business management software provided by Home Watch IT. The reports we send you are all professionally produced by us, using software that captures the GPS coordinates as well as the time and date that correspond to the report’s creation. You have infallible evidence that your home was visited should you ever have an insurance claim or other need.

+ How will my information be kept secured?

Having worked in the corporate world for many years in businesses that handle sensitive customer data such as social security numbers, dates of birth, addresses and more, our founder understands the need for stringent information security.

  • Our customer information and reporting software, from HomeWatch IT, is hosted by Amazon web services which meets all US & European security requirements.
  • Customer data and property keys are de-identified from each other with a numbering schema known only to Roost Home Watch.
  • All property keys are kept in an electronic, combination secured lock-box.
  • And lastly, all Roost Home Watch employees are vetted via criminal background checks.

+ Are you insured and bonded?

Roost Home Watch is insured and bonded with the nation's only home watch industry-specific policy which can only be obtained as an accredited member of the National Home Watch Association. This means that both our members and Roost are well covered in the event something goes wrong. Most, if not all, home watch companies unaffiliated with the NHWA are not properly covered which leaves risk to both parties - the company and the member.

+ Are you licensed?

"Home watch" is a deregulated industry in NC meaning there is no license to be obtained.

Roost Home Watch is dedicated to standard practices and high quality which is why we make the investment to be a member company of the National Home Watch Association. This association sets standards, provides education and lobbys for our industry in the USA and Canada. Further, Roost is also a certified home watch company, a designation given to companyies which demonstrate the knowledge and practices of the profession.

+ What does it mean to be accredited by the National Home Watch Association?

Most Home Watch companies do not qualify for membership in the National Home Watch Association. Members have been carefully screened. References have been checked and insurance, bonding and licenses (if applicable) have been verified. Each member has agreed to abide by the Code of Ethics and set of standards. Membership in the NHWA can be verified by visiting the NHWA Accredited Member Locations Page or by contacting the NHWA.
